A title deed is a legal document used to prove an individuals’ right to property. It is commonly used as evidence of ownership for a parcel of land, a house or a vehicle. Do you need an authentic title deed from the Philippines, but are halfway around the globe and lack information or right person to help?

Unfortunately, unlike any other document services, there is no online service for a title deed request in the Philippines, but we can help.

Either you are a foreigner who wants to verify a deed before investment, a suspicious spouse with a partner who spends a fortune in the Philippines, a couple in the process of divorce or simply a Pinoy overseas who needs to secure a deed, worry no more because Zele Investigators Philippines can deliver a Philippine title deed at your global doorstep.

In the Philippines, only the Land Registration Authority (LRA) is the agency authorized by Philippine laws with the task of preserving the integrity of land registration process. Deed records are collected and archived through the local Registry of Deeds (RD) offices nationwide and kept in the LRA which serves as the central depository of all land records.

The following information must be provided to expedite the verification and issuance of Title Deed certification from the LRA:

  • Complete name of the owner/s
  • Deed Registry Number
  • Place of Title Deed (city/municipality, province)
  • Complete name and address of the requesting party
  • Relationship to the owner
  • Number of copies needed
  • Purpose of the deed

You can get a copy of a Title Deed certificate directly from the RD, and processing requests for locals and foreigners can take anywhere from 5 days to 8 weeks depending on the type of request and whether you are getting it yourself or having it delivered.

Title deeds usually include the following:

·         A detailed description of the property

·         The complete name of the person/s who legally hold/s the property

·         An official seal which indicate that the deed has been recorded,

·         Owner’s signature

·         Witness’ signature who may be a regional official or clerk
